Our Process in Action

Managing a significant property within trust or an estate, especially with family spread globally, presents unique challenges. This project showcases how Legacy Home Concierge provides seamless, end-to-end solutions, transforming a complex situation into a smooth transition, ensuring asset protection, maximized value, and family peace of mind.

Phase 1: Create Asset and Real Estate Sales Plan

Initial Coordination & Asset Protection:

  • Communicated roles with the executor, estate attorney, and financial team.
  • Ensured home insurance was updated for vacant property and adequate coverage.
  • Secured the property (changed locks, turned off water, serviced HVAC).
  • Conducted a detailed home walk-through for potential issues (leaks, hazards).
  • Verified all fire alarms were working.

Personal Property & Asset Strategy:

  • Discussed plans for personal possessions, high-value, and sentimental items with the executor.
  • Coordinated vendor network to create an asset management plan.
  • Secured the property (changed locks, turned off water, serviced HVAC).

  • Ordered a formal property appraisal; real estate broker toured the property and provided value recommendation for “as-is” vs. “improved” sales value.

Property Improvement & Family Wishes:

  • Collected multiple quotes from 15+ contractors for repairs/improvements (plumbing, painting, landscaping, pool restoration, etc.).
  • Met with HOA and land trust to confirm improvement allowances.
  • Provided solution for remote family: photo inventory of every item with tagging for easy decision-making and shipping.
  • Consulted with estate attorney and financial team to align actions with the will.
  • Delivered a detailed report including solutions, timeline, expenses, and recommendations.

Phase 2: Implementation of Asset Management and Real Estate Sale

Home and Personal Property Protection

Home Maintenance and Improvements

  • Maintenance – The property was in good condition with regular maintenance. We discovered an HVAC issue during our inspection that was repaired to keep the home at a safe temperature to prevent mold. We inspected the plumbing due to signs of multiple leaks. We managed the landscaping crew that was in place to continue to upkeep the lawn.
  • Improvements – This property would be substantially undervalued in its current condition and the estate decided it was worth investing in the property, especially the pool and landscaping, in order to raise the value. We worked with multiple trades people to improve the electrical, plumbing, and motor of the pool mechanical systems in order to turn the pool from a murky color to shining clear water. To complete this improvement we had the pool resurfaced. We worked with the HOA and community land trust to trim and remove as many trees as possible that were blocking the home’s water views.In addition to the major projects we managed a handyman for many repairs, painting, deck board replacement, power washing, window cleaning, deep house cleaning, glass replacement of a broken window, and preventative pest control.
  • Home Sale & Closing Management – The property was amongst the most valuable properties in the area to be sold within the last five years. The extensive marketing plan was able to reach a broad target market of 2nd home buyers that drew above average showing tours. Within 40 days, we were able to get multiple offers on the property and create a bidding war. We managed the transaction with weekly updates. There was a substantial issue that was created by the buyer that we were able to navigate in order to keep the sale together and go to settlement on time.
  • Tangible Asset Management – We managed the estate sale company and contractor to organize contents of the property, create the photo inventory and coordinated shipping of items to family members. Arranged for consignment sale of valuable items at the executors request because they did not want an on property estate sale. This family had multiple family members located throughout the world and we were able to provide them with a process to work together to distribute the items. Then we coordinated the donation and complete clear out of the property. Probate properties that invest in value-adding improvements sell at higher prices than a standard “as-is” sale.
